I made the mistake of letting someone get in one of my first units that was a bit off the 3 times, they were great tenants very kind and enjoyed their stay and experience with me, but could not afford it when I increased the rent on them, which is something you will have to do because of rising insurance/tax costs.5.)

But I would remain open to long-term rental as an option as this seems like a more stable option in terms of income, again this may be my inexperience talking.However, I have always  been somewhat risk averse and investing in real estate is always a big venture, in my opinion/experience, in terms of capital.

Curious about your experiences with the market, occupancy rates, and overall returns.

We have been self-managing another rental out of state and so far, it has been a good experience. 

•My goal is to build long-term cash flow through rental properties while ensuring my partners see strong returns.I’d love to connect with investors interested in passive income opportunities or those who have experience structuring joint ventures.

But in my experience, you would be better off spending that same amount of time/hustle working a second part-time job with guaranteed income, then investing in buy-and-hold properties.
