I'm not a mortgage broker, nor do I play one on TV - search the forums for previous threads on VA loan and see if anybody's name continually pops up with useful advice then reach out to them.Continuing my assumptions, let's say you find a duplex in your area for $300k. 

Like Stuart pointed out, you want someone to partner with or work for that will turn into a mentor, not someone that is "mentoring" nationwide because they had a hit TV show.

I actually just replaced an "espresso" shelf in my tv stand with a generic piece of shelving.

Go for: that Beautiful 200 gal Saltwater fish tank in the foyer, as is, ALL fish staythat 1968 396 SS Camaro sitting in the garage that the seller never drivesthat Harley Davison motorcycle in the garage that the seller's wife hatesthat 25 foot Key West bay boat  those 2 new Kayaks on the dockthose 2 new Jet Skies on the liftsthe new John Deer tractor in the barn   that awesome TV and surround sound systemthe leather furniturethe dinning room table, chairs and chandelierthe office furniture the master bedroom set  the pool furniture etc.

Hell there is even a pitbull show on tv  too.

Same goes for cable TV and eating in restraints.Most people live pay check to pay check by choice.
