And if real estate is considered toxic the cap rate inflates (which forces prices down for the same income stream). 

I am an agent and have done deals like this before- I can tell you that if a buyer wanted me to do a three-way call with the seller, there is no chance on this planet that I would allow that, for a multitude of reasons. 

That sounds like a pretty toxic mindset to be in.

Then, you both have JOB's with enough current Income to put you both in the top 10% of inhabitants of this Planet Earth.

A mortgage broker, on the other hand, is the equivalent to someone who has access to every car on the planet.

They will be in toxic relationships with individuals that will destroy your units. 

There were gaps in the front and back doors big enough to fit a hand under, a mosquito infested back yard and other bugs also which tracked into the house under said door gaps including wasp tarantulas and scorpions... we had a professional company come out 1x per week to spray for mosquitos so our kids and dogs could enjoy the outdoors and lay granulated pesticides (non toxic).

Seems if they sign to save the planet by not receiving physical rent notices, they're signing away their right to deny rent because of that reason.

I want to be the first real estate investor to own rental properties on the red planet.
