I would remove the throw pillows on the sofa and get an area rug there just as an example.

Let this simmer down and throw some aggressive bids into quality properties upon rate cuts timing(so post labor day). 

I also recommend get pillows, pillow inserts and decorative pillow covers off Amazon.  

Very few realtors understand how to accurately  calculate cap rates and many throw out high cap rate numbers merely to lure In unsophisticated investors who don’t know any better.

Could be a form of equity you could bring to the table in partnering - in addition to cash you could throw in your purchase / sales commission as a form of equity in the deal.

Also need to look at the pros/cons of paying more for an asset vs throwing the money away on taxes. 

I even have a mixed use property I’d like to throw in if any lenders can get that creative, but that one’s not a deal breaker.I currently use several DSCR lenders for my BRRRR’s, but the 2 main issues I’m running into on this portfolio are: 1) unable to finance the rural properties, and 2) unable to finance the mixed use.Thanks!!!
