@Robert Medina Online presence is something I'd look into before setting up those appointments to interview, to save time and effort knowing that you are talking to someone who at least has a level of expertise.I tend to look at these things to start: What impression do they give you online (professional or not/resourceful or not)?

In today's digital age, how important do you find online presence and branding to be in attracting leads and closing deals?

They usually want to match identification proof with a physical presence.  

Also, I wanted to follow up on @Wade Wisner suggestion and throw in Virginia Beach, or all of Hampton Roads, to look into as it is a market with a huge military presence. 

Over the past 3 years I have been spending about 6 months a year in the USA; enough time to make me a US tax resident because I meet the "substantial presence test". 

If so, I believe a smaller percentage is fair considering the fact that she won't have much involvement in the process aside from her presence and desire to direct communication which can become sticky during a new build.Thanks in advance for feedback/comments.

The only way I've ever seen these types of properties work for an investor is if the owner is closely managing the day to day and the tenants feel your presence.

Have it all in writing via a signed contract by all parties and discussed in the presence of a lawyer to protect each of you and the group in general.
