At almost every sale I go to, when I see strange stuff like this I go ask. 

Get the easy stuff first - rent roll and lease end dates, any bills the landlord pays - common area maintenance, maybe water, sewer, taxes, and insurance.

The other big folders I'd recommend are a general "Business Folder" with everything like EIN numbers, logos, stuff like that.

Plus you’re optimizing for materials cost by reusing and buying some used stuff. 

This is actually they entire reason I started my own PM company- I believe that the % you pay is for them to handle the day to day stuff like this, seems unethical to charge more when they actually have to put in some work. 

But if you look into their marketing, socials, Youtube, IG, past sales record on Zillow and stuff you can see if they really are in the investment space or if they work with traditional homeowners.

In a box, $7,200 rent roll on $600k is very good, but we have to be missing some stuff here.

It can create some tension, but that's why REI can be so lucrative, sometimes you have to do hard stuff that no one else wants to do. 

I'm just curious should I furnish the place or just keep it empty and people can move their own stuff in and just drop the minimum lease duration to 3 months?   

Shoot for middle of the road kitchen utensils, blankets etcOtherwise it is pretty easy to have most of your stuff scheduled to arrive at the same time.
