Lease Final Walkthrough
30 November 2024 | 12 replies
Quote from @Kar Sun: My tenant's lease is coming to a close and I am relieved she will be moving soon. She has been paying on time but has been extremely unpleasant and rude. While the money does not smell my mental sanity is more important than money in this case. She sent me a registered letter stating that she feels "unsafe because we have not done the fixes the way she wanted it".She requests to have her witness for a walkthrough. In my state a walkthrough is required but I am not about to grant it to her to bring any witnesses as that is not in my contract. If she feels unsafe she does not have t be present.I also do not treat a final walkthrough with a tenant as a final sign off. This walkthrough does not include a detailed inspection of the plumbing and the appliances that will be done after she departs. This is simply for the visible cosmetic issues and should take less than 1 hr.

If you had one question for a professional Syndicator, what would it be??
21 January 2025 | 32 replies
Certainly not impossible, but the multifamily market (especially for larger properties) is pretty active and below-market purchases, while possible, don't happen as often as they might in the smaller property space.Pro tip: If you still like the idea of purchase cap rate, use stabilized yield on cost instead.

Private Lending - Passive Losses on Schedule E
11 December 2024 | 7 replies
Here’s why and what alternatives might exist:Real Estate Syndication or Fund: Invest in funds that generate passive rental income, which can offset Schedule E losses.Real Estate Professional (REPS): Qualify for REPS to reclassify rental losses as non-passive, allowing them to offset active income. This post does not create a CPA-Client relationship.

BNB Investor Academy - Reviews?

I went through the academy and had a great experience personally.Everything is constantly updated, community very active, and most importantly, they actually coach you 1:1 and help you make important decisions.Michael is a super transparent dude, shows us all of his numbers, and after an hour conversation with him, you can tell he’s actually an expert with STR’s.
