These areas are very street-by-street and property-by-property.

Therefore, I was looking at the area east of high street directly across from OSU, the university village area north of campus.

Maybe buy properties 1 street from ocean expecting them to be ocean front one day?

This includes (but not limited to):-Quiet Hours-What spaces can and cannot be used-Guest policy (make sure to limit days in a row and in a month)-Pet policy (even if you don't allow pets, if someone has an ESA animal, it would be good to have guidelines in the event they surprise you with one, otherwise you are SOL and of course take into consideration fair housing laws)-How is trash put in the cans (in bags, not just thrown in) and when can trash cans be taken to the street and put back-How is the late free structured (one time flat fee or a daily fee)2.

I would like to see a statistic of how many experienced GP’s running a syndication hire someone off the street with no experience knowing they are doing it to go on their own if their is no pre existing relationship because of how bad they want it?

Also in your area that is a little rural if its well and septic makes sure those are checked by professionalsif it has city sewer make sure you do a sewer scope on the line running to the street.. and of course make sure roof is good etc etc.and for sure you can offer what you want to pay.. they may not accept it but its up to you.also ask title company to give you current owner.. and if you want simply make a back up offer in cases the wholesaler cant close this happens a lot and you get a better deal. 

Ideally I'd like to buy the property, build another house in the large back yard which has access to a neighboring street for a driveway (also not sure if that would be allowed), and then sell that house completely separately.
