I would never, change that to NEVER, invite a stranger into my home or to anyplace that my safety would be compromised. 

I would get all the quality work done by the seller that you can before closing, but sounds like you are discounting the hvac already....after that you are relying on the kindness of strangers (so they probably won't fix it later)..and get your landlording processes in place too.

i don't like living in the same place with stranger. it will be sharing the same living room and kitchen.

However, how do you trust a complete stranger with your money?  

These are all newly rehabbed units, and everyone who's seen them is impressed with what a good job we do.It amazes me that strangers are willing to be so unkind (AND so kind!)

It makes a difference if he was your friend prior to this or if he was a complete stranger.

I think one of the most rewarding things was when three of the neighbors came over and thanked us for fixing up the property - in what other industry do complete strangers thank you for making money doing something you love? 

I don't meet strangers at empty houses, but I don't barricade the door every time I show a home either.  

You should absolutely discuss what should happen if you get into a fight and end up not speaking to each other - stranger things have happened no matter how long you have known them.It sounds like this would be a short-term living arrangement, and you would each own the half you started out with.
