If the skid steer is stolen off my property, I am responsible for it because I am the one who rented it, even though it might be the contractor's guys who left the key in it overnight.

Hey BP fam,I’m in the renovation process for an 8-unit apartment in a so-so area of town, and unfortunately during some down time on the project we had some copper stolen.

 $60k in this property could be invested in Bitcoin or Apple stock or a SP500 index fund.  

I would put the minimum down that the lender requires plus closing costs, have an expense reserve for repairs, and any left over, that's the start of the war chest for future deals.My two bitcoins.

The tenant allows a violation of MN Stat. 504B.171 Subdivision 1 (allowing controlled substances, prostitution, unlawful use/possession of firearm, stolen property on the premises).The tenant has materially violated the lease, other than nonpayment of rent.

Putting appliances in once you get tenants to reduce the risk of them being stolen because during the rehab you have tons of activity going on. 

It is a mundane task with not much reward (except if you think your bookkeeper is going to steal from you and you count not being stolen from in the reward category).Good luck with your approach.  

She’s gotten one bid for the structural repairs at $25-$30k, the AC components have been stolen, the inside is in bad shape.

So finding good ones might be hard (because they don't want to be killed or have their equipment stolen).Some of my thoughts on this are:-- Will she move out; maybe?

Have a few refrigeration units stolen and I would think that might be your profits for the year.
