Assessments in NJ are not done on sale, unless it's a new build or a complete renovation where the permits tip them to reassess, so every three years or so they reassess all of the properties and taxes go up most of the time.

Possibly but the problems I’m having stem from having too many cooks in the kitchen already so to speak, and failures of what is supposed to be seamless transitions among different payment systems, so I’d be worried that adding another layer of complication, more entities and more software could lead to more potential failure points.

From my own personal experience and from others I think most reach the "tipping point" from self managing to using a PM somewhere between 5-15 units, especially if you have a W2 and want to continue to scale.

Class D is mostly rentals (another tip to look at owner occupied stats and/or if the neighborhood is identified for revitalization), the tenants are outside smoking, they are talking to neighbors and solicitors, it is a completely different vibe that is pretty noticeable just driving through.
