This is pretty much analysis paralysis, when you soak up so much info and keep reading and educating yourself, but NEVER take ACTION!!! 

Looking to soak up as much information as possible, but I also want to get my hands dirty and learn the business.

DO NOT USE A PRESSURE WASHER . the oil soaked into the asphalt , if you pressure wash it you will blow the oil soaked asphalt away , making a hole .Call a professional seal coat company . one that uses coal tar , or asphalt emulsion .

Left me seeds and crumbs on my new counters as a present.I've learned so much since then...lol.

You use the $$ to rehab house or save for next invest prop, or drink soda and soak in your victory....It can get more complex, but that is the basics.

I have been analyzing deals and soaking up what I can, and I am currently under contract to purchase a rental home in Columbia, SC.
