The headache of playing peacemaker between 3-5 unrelated tenants doesn't sound worth the premium management fee; not to mention rent by room generally brings in lower quality tenants which require significant more management.With that said, higher rates are pushing investors toward rent by room simply because it's the only option for cash flow (at least in Denver) which is why I have so many folks reaching out.If you currently have rent by room investments or perhaps you're a PM currently offering rent by room, I'd love to hear your feedback and any advice you may have. 

If you’re looking for a single-family home under $200,000 and you don’t care what city or county it’s in and you simply wanted to meet the 1% percent rule, you might be able to find that.

To me knowing Detroit area like I do these days I would simply pass on any neighborhood that has bars and caged condenser units and this kind of theft I dont think there is much long term upside and just a ton of risk..

Or if you want to ignore me and not have a conversation just simply run away as fast as you can from that guy.

Second, when Boomers lose their jobs, they often simply retire, and they are an enormous generation

I simply asked but how many qualify for a house around the median price point(this was for Raleigh, NC), he responded oh maybe 10-15% of the new applicants.

They simply dont understand the culture of the rental class in the mid west the LIfe long renter..  

Depending on the neighborhood, there simply might not be a lot of demand but I would not get discouraged.

If you are near the end of your journey and simply looking for stability and low overhead then I could see paying off mortgages, however that is not the most adventegous from a wealth building perspective. 

The area is growing like crazy and there simply is not enough housing.
