As a land lord you need to be putting away $1 per day to pay for your future roof. 

Also, focus on the ones in the worst shape.

These are rural counties so I was not expecting to get this back so quick.. my client e mailed me Tuesday we negotiated the deal ( bare land) I open escrow yesterday .

I also have this same question about a Multifamily deal we have where we will need to purchase land before approvals.. you’d think being in this as deep as we are we’d know this answer but, it’s actually proven to be a pretty difficult thing for me to come across even with speaking to several people in the industry.. my own mother is 32 year lender.

We cannot grow (land locked) and we have only garbage included in our rent.

Even those priced low would just get a ton of bids and land on a market price. 

Condos actually give you the biggest bang on deprecation because such low land value but any RE will do! 

The initial video that I took of the home had 510k views on Tiktok because of how much stuff was left and how bad of shape the home was in.

No reason to get all bent out of shape :) (it was showing that I still owned those houses on my profile and I’m getting ready to buy my legitimate first property this year).

Should I explore putting these properties into land trusts?
