That does not mean there are no good and valuable PM companies out there - there are - just that because there is little money in the rental business in the first place (go back to my first sentence), it will always be a source of contention.

Jason, Based on your last sentence, I think you're making an assumption that landlords are wealthier than the tenants who rent their buildings. 

I'm also confused about your last sentence stating that you have to elect to capitalize them under Sec. 266 "to do so."

Starting out by house hacking a multi-family property is a great and very simple way to go; it will get you into the property and give you experience you can build on right away (hint: read that sentence again). 

Don't be the guy who just comes in asking for help, especially someone who asks for help from 2 simple sentences that are bare bones.
