@Leland James if this is a screaming deal you could always look to get a HELOC, private loan, or take cash from credit cards, etc.

The thing is though, I am not certain you will even have any of those screaming deals to buy in like in 2009-2012.

I would classify this as a necessary repair because the tenant is talking about sparks, if god forbid something were to go wrong that text message just screams lawsuit.

As a word of caution, if your thinking you can use that to beat people's prices down and your installer selection method will simply be whoever accepts the lowest cheapest price, just remember that selection process when things go bad and your pulling your hair out screaming "why....
