Are the investments you offer registered with the SEC or Virginia Division of Securities and Retail Franchising?

I like smaller retail deals with faster turn arounds to realize the upside.

I agree stick to more common asset classes like build to rent and horizontal, 3 story walk up apartments, mixed use, commercial planned development, planned developments for residential, hotel / hospitality, single and multi tenant retail, office. 

I had worked Retail Management for 20+ years so the working for yourself thing was a challenge (LOL) to say the least. 

If a person throws out a retail price that they expect on their home and they want it in cash then we try to overcome that objection over the phone. 

It can also be a positive factor - possibly an improved infrastructure as it may bring better roads, parks and retail options.

Not every retail lease has a triple net structure.

Grabbing an agent who only works with retail buyers is a recipe for disaster.

And then I'm keeping the smaller ones and doing some bigger ones (3bedroom 2,000 to 2,400 sq ft) that will remain as holds.Keep in mind that as a builder my cost basis is better than people paying retail.
