The New Year is a great way to make some New Years resolutions towards advancing you're investment goals! 

Essentially, they drafted a resolution to the LLC, which stated that: 1) on behalf of the LLC, the members are authorized to execute and deliver resolutions, 2) certify that the following changes were duly adopted and are in force, 3) remove member from LLC in accordance with your operating agreement, 4) revert ownership interest back to the remaining member (you), 5) resolve that the removed member will no longer have any ownership interest in the LLC, and 6) then add the new member (your wife) in accordance with your operating agreement, transferring whatever ownership interests you desire from the percentage that you possess.

Neither is a fix all, but the property sitting empty is going to cost you extra money each month.I wish you the best of luck and hope you find a resolution to this situation.

If I can squeeze an extra 400 a month in supplemental income I think I can kick debt resolution and savings into high gear.

Prior to purchase I reviewed the HOA bylaws as well as their Resolutions and Restrictions and was fine with what is included.  

Find an attorney willing to push and prod the Condo Association and the unit owner above for resolution ASAP.Good luck and sorry to hear about these issues. 

It seems if my partners did some work on behalf of the LLC we'd be in the clear... is holding quarterly meetings with partners and having them vote on resolutions good enough?
