I have sold two properties on seller finance, but I don't buy on seller finance, but I know a lot more about it than you do.Again, on the pocket listings, if you are referring to 10 units and up, I agree that it's not at 1/10.

@Teri Feeney Styers the slow flip method that I think he is referring to is the one coined by Scott Jelinek which is buying a livable property using private money on a short term (typical 60 month--like a car) and immediately marking it up 2-4 times and selling it on a 30 year term using a land contract.

<<< Correct, that is exactly what I am referring THIS IS your tradeoff most of the time when using turnkey companies AND WILL CONTINUE to be your tradeoff even when using a realtor IF YOU DON'T VERIFY YOUR NUMBERS. 

So, do they really want to hire a lawyer to try and fight you, and have their credit wrecked in the meantime and have a terrible landlord reference?
