I do believe that Detroit probably over corrected to the downside last downturn, and now that it has recovered to a reasonable level will revert back to its long term appreciation trend, which is not so great.

Not sure if I would try other counties outside of PG as I want to learn and be able to recover from any mistakes and other counties seem much hugher priced- i think somewhere below 100-200k for turn key or near turn key.

If the IRS, in its sole discretion, decides the property has value to recover a sufficient amount of that tax balance, whatever it may be, they can redeem and take the property and then sell it to recoup.

@Michael Clevenger just make sure that if you follow @Brandon Ingegneri suggestion you find an Investor Friendly Title company that can do this for you and not mess up the deal with the FHA loan, what Brandon says can be done and you recover your money + interest in the long run.
