No one has a right to recieve anything for free.As far as your last statement you are confusing two things together. the PBS (public broadcast system) is a special interest group that wants everyone to believe and recieve what they have to say as truth, when so much of it has been proven false over time.

I am not sure about AZ but some states allow the purchaser of a TLC to foreclose on the property and recieve a deed for that property, but must also then pay off all other TLC's with interest and or penalties.

This area allows you to purchase a whole lot less than even the normal discounts of short sale or buying distressed from homeowner.It does have it problems which are cash at auction required which does not come back to you until EITHER the homeowner redeems the property OR you recieve title to it at the end of the redemption period then you fix up and hold or sell.This means a long term tieup of your monies so HML is out, but long term profits are greater, if you can wait.

Once held for the redemption period they are then sold by the county (usually through the County Executive office) that would not have a redemperiod at all except for the usual required advertisement period that they have recieved a bid and anyone wanting to outbid that bid has 10 days to respond to that office and a public auction will be held between bidders with the winning bidder getting the free and clear deed immeadiately upon paying the monies bid plus any outstanding taxes owed.
