For me personally, I consider it a B neighborhood because it's walking distance to so many amenities, and I felt mostly safe raising my family there, but not everyone is comfortable living in a developing area.Last year (2024), we moved out of the home and converted it into a rental.

Recently, we created the first (as far as we are aware) residential assisted living focused fund and have successfully raised for multiple homes, giving our investors and us exposure to the cash flow, and equity upside that comes from owning the real estate and the business.

The problem ended up being so severe the pest company had to tent the house and raise its temperature to something like 110 degrees for a few days.

It raised a question of whether it’s the tenant responsibility or the landlords to continue to replace.

So spend NO money on advertising and use that money to make our product stand out.. this has led us to raise our prices Far above our competition more than makes up for it and we sell them as fast as we can build them.. for us thats delivering 2.5 homes per month. 

My question is, I am looking at using a white label table funder to start with while I raise my own funding.

We've lived in over 10 homes while raising our 3 children that we improved and sold.

The operator in the market I chose ( Memphis) A Cpa I knew from BP  and one of the most respected syndicators on BP who could help with raising funds.

Instead, I've heard of hosts raising the nightly rate high enough it won't book or setting a 30-day minimum stay and had no issues with a double booking.

You definitely raise a bunch of points that make a lot of sense.
