If you have no experience at this price range I think you are drawing dead on financing given the extensive/complicated/lengthy nature of the project.

There are so many dead ends or worse that it's no wonder some of my acquaintances openly reject real estate "guides" and educators.

Given the expenses I foresee in the future (lots of dead trees on the property, HVAC won't stay new forever, roof with about 10 years left, high renter turnover in the area), I am not sure if my cash flow will ever be positive.
