I'm going off the understanding that you still need to spend 500+ hours in the business to achieve material participation (please correct me if I'm wrong). 

(yes, some of the Non-QM lenders that do DSCR have FDIC-insured deposits BUT the large, private lenders that have thrived in DSCR over the last few years are not FDIC-insured lenders). 

Now I spend 5 years hoping they make their payments and somehow refinance to pay off the balloon. 

Investing in area you're less familiar with combined with multiday travel can be more costly than spending more in your own market.

I also claim that the price and rent indicate it will not appreciate or have rent growth significantly better than inflation.I could not live on 100 of these (I admit to spending a lot of money).

I started with Podio (Premium) and already I am seeing it's limits without having to spend a lot of time customizing it or hiring someone to do it or even paying a monthly fee to some third party.

Further, you can ask any student I have individually or privately coached, and I am sure they will agree that I have done nothing but championed for their success.  

Because for a certain type renter it’s just SO easy to continue renting fully furnished rather than having to spend $20-40k on furniture; come up with a down payment on a house purchase; and or worry about repairs and maintenance.
