The reality is that most "investors" are little more than sole practitioners and the only real value in their organization is the real estate, with zero goodwill value.

., the way you described it already has its own practitioners: it's called "crowdfunding"!

You however tend to see the one individual piece of wholesaling I do not agree with (Notice I never said Hate or even judge the practitioner) and continue to twist it and turn it and throw out a ton of generalizations, name calling and the like. 

Mostly are target tenants are therapists and wellness practitioners; single office type business that utilize shared waiting rooms. 

Find out who is doing what you want to do (buyers, creative practitioners, brokers, investors, auctioneers...etc) and talk to them.

I work as a Nurse Practitioner, he works as a manager of sustainability for a large company. 

But we must have substantial economic effect for those operating agreement allocations to be respected.One of the big reasons partnerships are flexible, often advantageous, and often underrated by both practitioners and taxpayers alike IMO.

I should also mention I currently have my own liability insurance as a practitioner.

I certainly will never call myself a guru but merely a practitioner and really do love Real Estate Investing.
