I would like to avoid buying the house outright before flipping it, so here's my creative flip that I'm looking for input on.What I'm thinking of proposing to the current owner is that he retain possession of the house, and we remodel the house and get it ready to sell.

If it already has she should have "Order for Probate" "Petition for Probate" and "Letters of Administration" in her possession. 

Should I just extend the Closing Date to whenever they're ready to deliver Possession?

Did you need to file for Order of Possession and have law enforcement remove the tenant from the property?

Do you have immediately possession of land and what's the redemption periods for land is it still 3 years?

Did they surrender possession by doing this or do they still technically rent because sec 8 put their $ in and we havnt gone to court/served them a summons yet?
