The grouping election would help with this so it looks at his portfolio as a whole  

Deals he claimed to have "closed" were not his firm's deals, despite being listed on Next Level Equity's Portfolio page and Justin creating and posting graphics with Next Level Equity's logo the word "CLOSED" and pictures of other people's real estate.

If growing the portfolio isn't the route for you, then the market is still a great hedge to diversify (S&P returns 8-10%/year on average). 

This is most applicable for growth of a portfolio, not avoiding cap-x. 

I was a Navy submariner for 21 years and really focused the last 6 years on growing our portfolio.
