Be sure to get a broker that specializes in these policies, some people are brokers but still do not have access to these types of insurance policies. 

Do you think your insurance policy will cover you on any liability when they find out you are not running a legal operation?

First of all I put my acceptance criteria clearly in the ad: minimum credit score (enter X amount, 620 is what I use),income 2-3x rent, good rental history, references, no evictions, acceptance dependent upon background check and employment verification, pet policy, desired lease term, etc. so that people will hopefully read that and not come to the open house if they know they won’t qualify.

In that case, you'll strongly want to consider what putting personal-use property inside of an otherwise business-use LLC would do to the liability shield, as well as insurance and tax reporting.There are several considerations that can go into the analysis of whether you need an LLC or whether a large insurance policy will suffice.

As far as I understand insurance protects you from different things.. and yes, we are definitely getting good insurance (umbrella policy for just one property?)

If you’re scaling or exposed doing BRRR or flips you might get a cheap term life policy.  

Umbrella insurance policies can add an extra layer of protection across your portfolio.

An "owner's title policy" is purchased (typically) by the seller for benefit of the buyer.
