The "slow flip" I am referring to was purchase the property in the traditional financing way and then live there while rehabbing and improving (adding bedrooms, getting the yards back in shape, updating finishes, building or adding shop space, etc.).

For an unrenovated 1+Den/1BA LTR in our section of Northeast though, $1,300-1,400/month is certainly in the ballpark of what I could comfortably get with some very minor improvements to the space between tenants.So all that being said, I think your target of $1,500-1,600/month for your 2BR units would be more than doable.

Rather than tearing down everyone, I’d rather focus on how different teaching styles and strategies might suit different investors' needs.When someone consistently promotes one product while criticizing others they haven't tried, it undermines the trust and authenticity that makes this forum valuable.I'm not trying to create conflict here, but as someone who has learned a lot from different educators in the land investing space, it is concerning when I see someone posting carefully disguised spam and trying to make it look like an unbiased review.
