You may have to make modifications or additions in order to get that signed off.

I love the concept especially given the need in your market for storing things like snow machines, boats, rvs etc, but also for repair or general "fab shops".As long as you are seeing the demand in your specific market for these spaces, and perhaps its worth getting some leases signed up prior to breaking ground but thats a personal preference thing, I think the numbers look promising if the use case is there.

It's difficult to see how a tenant will be after screened and signing a lease.

When my tenants sign a lease, 99% of the time they have not only seem pics but been through the unit (usually twice).

So we signed the documents and paid the closing costs.

Make it clear that you'll only pay when that person signs off on work done.

One of them can move out, but that doesn't eliminate their responsibility to pay the rent according to the contract they signed.
