I've never invested outside of Ohio so I'd like to know what is considered good cap rate when investing in other cities such as Las Vegas, Los Angeles, Atlanta, etc?

It is tough finding these units in Las Vegas but I have a good friend that is a realtor and he's keeping a close eye on it for me.  

Problem is it's the same brick but colors are probably mismatched due to fading from being in the sun (this is in Las Vegas).But the concern is this-- the retaining walls are really part of the community fixtures that happens to be on the homeowner's property.

You can't put up sheetrock until the insulation and wiring and plumbing inspections pass and so on.It is a marathon not a sprint.Or, if you want to make money at it you can do what I do:This works in "normal" housing areas like Phoenix, Las Vegas, Austin.
