We will see more investors walk away because the properties aren't performing well, but other investors will pick them up and the quantity will remain high.Rates are anyone's guess.

I am not sure where exactly this property is, but this is an example of why I prefer B class neighborhoods or better when looking for rental properties. 

I also believe you have an obligation to discloss if property is being used inconsistent with DCA record - even if attorney/buyer fails to pick-up on the issue.

If you are considering this approach, I suggest you buy an A-class property in a landlord friendly city and get a PM.

That is how my portfolio had been stacked for 10+ years - I would buy class A/B assets with little cash flow but hold long term for appreciation.

You will receive a report as a result of the cost segregation study that supports the breakout between asset classes and new depreciation schedule in the event that you are audited by the IRS.

Remember when land buyers pick a target, they have TONS of work to do getting that property from dirt to payday, so they know their purchase choices, and they have a war chest usually stacked up ready to go.

Pick a lane based on your strengths and long-term goals.

Some of my clients in this scenario literally just pick-up the phone, tell the seller of their specific property they are interested and they are well qualified, and see if there is some kind of fit.
