You may want to research the term ' Debt Financed Distribution' Which does have a tax implication for the investors receiving a distribution.

This is a fine example of where to research out of state investments as the housing prices to purchase are still reasonable and low (not like California where I am and entry level house SFR is a million dollars). 

Personally I would want to manage the rental myself at least in the beginning to make sure you get good ratings.

Also it's good to research how the municipality calculates property value.
