well you have your own answer there are no lenders for entitlements  there are JV partners like me for entitlements but its not at traditional lending rates of course as its all risk capital.WI funded 3 entitlement deals in 2024 in Loudan  county VA to the tune of 7 figures in cash. since my client does not own it its unsecured ..

Starting out, I would try to take equity from your primary/another property using a HELOC, borrower against a 401k/retirement account, or partner with someone that has cash. 

You can't scale like that with them as a partner, they have so many jobs and crews going in and out.As agent, we hear ten stories a week from out-of-state investors who are going to do ten deals with us.

I would not go with STR Property Partners.

If you’re remote, acquisitions might be a good fit since you can focus on finding deals and leave dispositions to local partners.

It would be a rare new RE investor that could hope to have taken on this project without partners with experience.My point is investors in different stages of life and experience have different criteria for their RE investments.

If the cleaner is making so much money, maybe you can start your own cleaning business or figure out how to partner with your current cleaner.
