The market will correct itself, but it may be rough sailing (for a bit) for the big outfits. 

A final word of caution: Be very wary of turnkey outfits, agents, wholesalers, or investors who are claiming a certain percentage of return.

Have a storage unit and moving outfit on standby.I guess it will work if it works in your area, but be well-capitalized.

I can see a reasonable deposit on something like that because it's one-off stuff, which is the kind of stuff that gets argued about ob payments, and it's going to suck up a lot of personnel time for any outfit not set up to do new construction.
