@Ray Os As long as you don't expect any other water/pipe related issues within the next 12 months, I'd suggest you find a way to fix this issue yourself and not file a claim.

You want to be sure to put the property in the trust at the start os the short sale.

cold calling (CC) even paying 100/week to an OS VA via a professional CC firm is yielding about 2 -3 warm leads a month and nothing so far.  

And if these properties are being rented, then it os proof that the rents are not too high.

The only time a license would be needed is if someone os collecting a fee to manage property owned by another person.

I think when people cut corners, or bite off too much, OS investing becomes more difficult.

You can then finance your down payment.You can use a Partitioned Note (which I have mentioned before, but no one seems to be catching on to) where one note is made in several parts of principal that can use different amortizations so that you make contributions to principal in the earlier periods....legal in all 50 states.You can structure the same thing in any installment agreements as well, Sub-2, Contract For Deeds or L/Os, as such may be allowed in your area.Without knowing what a specific deal might be, speculation would just get wild and crazy.
