There's bidding wars, institutional investors overpaying, and the masses assume because it's an REO so it must be a deal regardless of what the numbers say.

My interests lie in small-multifamily fixer uppers in Massachusetts (central Mass, Merrimack valley and Norfolk county just south of Boston). 

Along with the mass movement of the general public who are jumping into landlording and who 20 years ago would have been content with the stock market.

I pulled an offier on a Multi-Family property after finding out (adding) about snow removal in Western, Mass because the Cash on Cash % (CoC) dropped from 12.5 to 8% but the monthly cash flow was over $400. 

The second you follow the masses you will be nothing better than mediocre... simple as that.This investing game i hard, rough brutal.

Mass Mutual and Penn Mutual (Whole Life) are both currently paying a 6.4% dividend.

It seems like most folks I know rely on mass mailings to target this demographic.

There is a group called Western Mass REIA, I believe you can find them on Meetup. 

Then they got rid of the contractors (they didn't have to pay the unemployment taxes to the state when they got rid of us), and finally, they had to cut into their own muscle when things got really bad.
