You already know your goals, so you can work in the terms that make sense for you as you craft the deal. 

This will require you to learn all the ins-and-outs of parks, to include filling up spaces, renovating homes, selling homes (along with licensing requirements), carrying paper, crafting the correct leases and notices, establishing the right park rules, proper tenant communication, metering of utilities, and the list goes on...

Some of these ideas can be crafted into original, creative solutions to a problem, while others can spark even more ideas.

@Charlene Stovin, BiggerPockets has worked with attorneys in each state to craft comprehensive documents that conform to each state's laws.If you're scared to death and have anxiety, you need a SOLID lease to protect your assets, not something you downloaded from the internet.

I believe the tax line auctions start in Oct so that is way i am here now so that i can learn as much as possible to become a master at my craft. 

My 2 cents on the EIDL from when it started to current:Understandably, the entire program was crafted in a emergency and shows its deficiencies.

While I am still crafting my exact plan as things change, I will likely help any tenant in need navigate these programs...but as you can imagine they will be deluged.  3)  I have experienced a bit of the opposite. 

You want to craft a story for the appraiser of what the end product will be, yet leave some room for their educated "build-out". 

@Staci Craft While things may be slow to get moving for a flip during the pandemic, if this is a deal that will be profitable now and in the future, I would pull the trigger.

My advice would be to keep them but spend the time to hand craft each article and post it on your website.
