dang lol people get upset on these forums lol.we use a method backward that has worked well for us. we use $50k per thousand as a way to check value and rent. i.e. if you buy a house for 200k it should rent for $2000 a month, this helps us evaluate deals for value and rents and can adjust accordingly- if you can rent a house for 200k for more than 2k its a great deal, less than 2 k maybe no so much, this method can be adjusted for most any value until you get into jumbo types-500k plus.this would just be for LTR.best of luck on your dealnathan

So the biggest issue I have heard from them is of getting criticism from investors for sitting on capital and not deploying yet, not on portfolio performance, they sold off the "troubled children" to novice investors at nose-bleed prices this past 24mnths, there sitting golden right now, literally.

The next neighborhood over (literally across the street) is pretty nice, but falls in a different township that has higher property tax, and then the next neighborhood (about a 4 min drive and 15 minute walk) is much lower end, and while fine class C-ish area, you can't push rents much, and the village has its own income tax, so you will pay 2% of your net to the village...But back to first comment: take 4-5 days and travel to each.
