Hi Larry N.Working with agents/realtors locally in SLO or LOAI like to have the agent realtor out of the deal (listing expires), but other LO REIs disagree.Many agents realtors do not like you making money with home sellers IN ANY WAY.If you are...Leasing as a principalOptioning as a principalAssigning as a principalAnd you are not getting a fee for service....You dont need a licence.THIS IS MY OPINION.There are some states that it is just easier having a licence, such as CA.

Technically you DO NOT need a real estate licence to do wholesaling but make sure to check your state laws with a lawyer.

I am assuming you are not licenced in VA.And you said that your friend wanted you to help find tenant buyer for your friends property.If you want to be legal and help your friend, do this way.One, act as a principal in a transaction and get a letter of intent from your friend that says that you have act as principal in a transaction, your friend understands that there is risk in the transaction, and you will sell your interests in a lease with an option agreement to a buyer.If you don't act as a principal in transaction, and do a favor for someone, your acting as a licensed agent, and it's illegal.

yes $180 is a bit high for this type of call I generally pay from $60 to $80 for a licenced ac tech on that type of thing.
