Landlord friendly laws keep you safe(ish) from legal disputes with tenants and there are pockets in both markets that are appreciating at solid or better rates.

In fact, New Jersey law prohibits you from listing personal identifiers on the form. 

The "private money", btw, is supposed to be Arnold's own money from one of his three "private equity firms."

@Cheryl Abram, there could be a number of reasons why large investment firms focus on smaller investors.  

@Isaac TerryIn terms of it being worthwhile, just like most other markets out of state if the barrier or entry is too high where you live, the landlord laws are not favorable where you live, and you are looking for positive cashflow then Cleveland can be a good option.

I'm sure over time more laws will be created to force the government to give that information in a more timely manner but for now they often obstruct the public by withholding it for a time.

We do attempt to notify the owner before we make the decision and give them the opportunity to give input but keeping the property and tenant safe, and following the Tenant Landlord Laws are more important than getting permission.

In LA, my last vacancy was about a week.The hardest part honestly is understanding the laws and dealing with the tenants around it.

I did get my GC license which in Oregon is all law so it was simple test for me. so now here we sit 500 or so spec / pre solds later and well its been a wild ride..
