@John Friendas  it's close to the 1% rule which is good, but I would still run the financials on it.

Careful going outside state lines -- contract for deed is not allowed in Texas.I didn't think COD is illegal in Texas, just perhaps not recommended anymore, because it is difficult to comply with the rules or regulations. 

You just have to do a LOT of homework and play by the rules.

My rule of thumb when walking with contractors is if they talk more about themselves and past projects compared to what they will do on this project thats a hard no. 

Ive never heard of a loan mod being required for foreclosure as a blanket rule.

Ask the city/county for their STR rules.
