Most likely you'll never collect on 2nd cause or a small claims court judgement.

Oftentimes in Sheriff's sales the final judgement amount is published whereby you can see how much the bank is owed, including outstanding balance, interest, late fees, legal costs, corporate advances for insurance, taxes, etc.

I am waiting for a hot shot like yourself to argue “where the line is drawn” with the IRS before passing final judgement.

They will pull title to make sure their are no liens or judgements on the property, and will schedule a closing time.

If she answers or gets personally serviced you can ask for a judgement. 

if there are judgements or leins you would be taking title sub too those leins.. and you will need to do a formal foreclosure to wipe anything junior out.
