Hello Jonas,I'm Eddie Reid, Erfinancial,you don't know me from Adam so I suggest you review my profile on bigger pockets or linkden,I've been in this business for 30 years now,I'm more than happy to share my intellectual capital with you, you are definitely on the right trac,185,000 for a 7 unit, that's not a bad deal, however 5.2 percent is not out there,I should know because I'm a commercial MTG broker and investor,rates right now for duplexes, quads,and multifamily under 300,000 are in the 7 percent area, however you might find a bank that may be willing to do a 5 percent , but I haven't run across one,in my opinion just looking at it it seems to be something I would consider but what I would have to do is a cash flow analysis to determine what my return on investment is and that will give you what your return on investment is,and based what the return on investment is ,that would determine if it's a good deal or not based on your expectations,if you have any difficulty determining if this is a good deal , message me,I'm Eddie Reid,and I'm in Baltimore Maryland
