@Mike D'Arrigo That is correct Mike every banker either selling directly to FNMA or indirectly through a correspondent bank like Wells Fargo, Ever Bank, has different guidelines on top of FNMA.

Make sure you have a closing or title company who can do your closing.You can always just buy it with your own funds if you have it and then resell if needed.Dont bring a buyer and put them in direct contact with the seller as you might find yourself out of the deal with nothing made on it.

Welcome, there are also ways to structure the mortgage insurance as points paid so that it can become tax deduction but most loan officers will not know how to do this or even the significance of why they should do it for a home owner.Points paid are a tax deduction to a buyer of a primary residence whether you pay it or a seller pays it or you indirectly pay for it by electing for a higher rate.
