Newbie with a possible immediate deal. Help!!!

I recently discovered BiggerPockets by trying to find ways to make money until I take my real estate exam and make my first commission.  Well, I've been reading up on wholesaling on these forums, and it made me really want to try it so I did. Now I possibly have a nice looking, partially stripped, 2,800 sq ft home that they're trying to unload for 12K. I knowcI can get them to $10,000 and find a buyer for at least $15,000. I guess I just wanna know the absolute perfect way to go about this, so as not to screw it up or get into legal trouble. Thanks in advance!
