China is #1, Canadian #2.There are 10 Hotspots 6 are in Florida rounding out the list NYC, Phoenix, Vegas and Honolulu.You might consider Niche or Specialized Housing like student housing, vacation rentals.

I do use it in map mode to get a sense of where foreclosure "hot spots" might be then focus mailings on those areas with the thought being that others might be in a pre-distress situation.

I don't see a market with no inventory, maybe a couple of hot spots in metro areas, but all around the country I think inventory is increasing...

The things that make sense will last long term and that is the difference.Most of the rest of the United States except for a few hot spots is in the crapper still in recovery mode and will be for years.The real rate of unemployment is still in the high teens when you factor in all the data.Some of my tenants have had to pick up a second job and get charities to help them out to pay the full rent.Some jobs out there but hundreds applying for a few positions.We are recovering but it is a slow,long,grind.So I think Washington is a bubble and is not relative to the United States as a whole.

After reading Rich Weese posts on here, I've got to assume that investing in vacation hot spots (such as Cancun) can give real estate investors a lot of extra value in a deal.I'm interested in purchasing waterfront homes on either lakes or rivers in the Texas area, as well as condos in Mexico or Costa Rica.

You want to be able to flip to primary homebuyers because you'll make more than flipping to investors, so stay out of the investor hotspots like Atlanta and Houston and you'll be fine.

I feel there are several "hot" spots for single family homes, as well as some other areas that seem to be ripe for multi's.
