It's horrible from an ROI perspective but *if* I need the money I don't want to have to worry about minimum balances, dropping below a balance that might initiate a monthly fee of some sort, etc.  

But I have two kids and a horrible commute living in NY so I don't have a lot of time for outside real estate investing.

Even if he were, and even if he noticed pickets missing, he may not have even thought much about it because...I don't know if I would've even thought much about pickets missing (unless it were so many of them that it looked horrible). 

We have used Chicago Title and we also like Greater Illinois Title (had a horrible experience with Precision Title and do NOT recommend them).

He got nothing out of the deal except the horrible reminder that he got screwed every time he comes here to mow and blow.If you have none of those concerns, I wouldn't mess with that title at all.
