My thought is the incorporation of the work I've done will foster good will and consideration as a buyer with ties to the community but having trouble finding a good balance of information and messaging on the website.Am I crazy for including both and should I just focus on the lead gen cash buying message? 

Once it's sealed hopefully the $100 trap you buy would take care of the mice inside (I would buy it for her to show good will as the new owner).

I personally try to write in consulting, goodwill or equipment fees to help present assessments from going up and also certain tax benefits.

After 15 days, note how you disposed of it (donated to Goodwill, threw it away) for your records.Again, congrats! 

For this reason I'd recommend exercising every ounce of goodwill with the tenant you have and educating them on the "why" behind them needing to be on the lease (which is very much for the protection of the actual tenant, not simply you) and then asking them to make that amendment. 

Now in reality it's worth whatever you both agree to...that could simply be good will and neighborly relations...but I'm sure an appraisal will further that goal by ensuring you both feel fairly compensated.

Good BPO Agents (and I stress GOOD) will dig into market trends, price trends and sales trends.

I was thinking of leasing it out furnished or taking a nice deduction for Goodwill.
