I'm asking him to gather all these docs for me (and he is) but I'm wondering if that's even the norm, or if most investors look over all that during the due diligence phase.

IMO this covid crisis will boost the demand in such areas even more as remote work culture is shifting rapidly (data I'm gathering from my peers & partners from several digital products/services companies who are either workers and CEOs).

You will have to create your own renovation estimator with the numbers that you gather.
